Buy land in Abuja and Nasarawa with confidence

Looking for land for sale in Abuja or Nasarawa? You are in the right place, and you are also right to be careful. Land is likely the biggest purchase you will make, and the Abuja market has plenty of good plots as well as plenty of traps. At Land for Sale, every listing shows its price in naira, plot size, exact neighbourhood and title document, so you can compare properly before you spend a day driving around.

Whether you want a residential plot for a family home, commercial land for a shop or office block, farmland for the long term, or a ready-built house, the sections below explain how the market works and where to start.

Land for sale in Abuja

Abuja is Nigeria's capital, and its land is administered by the Federal Capital Territory (FCT) Administration. The market runs from prestige districts to fast-growing suburbs. At the top end, Maitama and Guzape attract buyers who want a prime address close to embassies, hotels and the city centre, and open plots there are rare and expensive. If you are looking at commercial land in Guzape, check the approved land use before anything else.

In the middle, Gwarinpa and Apo are established, built-up districts with shops, schools and services already in place. Further along the airport road, Lugbe has become a popular choice for families and landlords who want residential land at a lower entry price, and Kuje offers larger plots and farmland for buyers thinking long term. Our Abuja land page compares them side by side.

Land for sale in Nasarawa

Nasarawa State shares a long border with Abuja, which is why so many buyers look there for more space and lower plot prices without leaving the capital's orbit. Mararaba is the busiest commuter town on the Abuja–Keffi road, Karu and Masaka offer more room to build, and Keffi, home to Nasarawa State University, has its own steady rental demand.

The main trade-off is the journey to Abuja at peak hours, so test the commute before you commit. Land in Nasarawa is administered by the state government, which means different offices and procedures from the FCT. See all land for sale in Nasarawa.

Why you should verify land with a C of O before you pay

The most expensive mistakes in land buying come from skipping checks. A genuine Certificate of Occupancy (C of O) is the strongest proof that the seller has the right to sell, but fake and altered documents exist, and a real C of O for one plot can be used to sell another. Before paying, have your own lawyer search the title at the land registry, ask a licensed surveyor to confirm that the plot on the ground matches the survey plan, and make sure the transfer is completed with a Deed of Assignment, the required government consent and registration.

That might sound like a lot, but it is far cheaper than losing a plot. Our step-by-step guide to buying land in Abuja and Nasarawa walks through every stage, with a checklist you can take to site visits.

What kind of property can you find here?

Our listings cover residential land for family homes and rental blocks, commercial land for shops, offices and mixed-use projects, agricultural land and farm parcels, and houses for buyers who would rather not build. Each listing carries photos, a description, the title document and, where available, a video tour, so you can shortlist from home and visit only the plots that deserve your time. Browse all listings or narrow your search by state, property type and neighbourhood.

How buying works

The process is simple on purpose. Browse the listings and pick plots that fit your budget and area. Message us on WhatsApp straight from the listing, and your message already names the property. Arrange an inspection, bring your lawyer and surveyor, and ask for every document. Once the title checks out, agree the terms in writing, pay into a verified account and complete the deed, consent and registration. We would rather you ask a hundred questions than skip one check.

Prefer to talk it through first? Contact us with your area, budget and what you plan to build, and we will tell you which plots fit and what to check next. You can also read about Bernard Eno and how we work.

Quick answers for land buyers

Where can I buy land in Abuja safely?

You can buy safely in any area of Abuja as long as the plot passes the same checks: a verified title, a survey plan that matches the ground, a site inspection and a paper trail for every payment. Premium districts such as Maitama and Guzape, established areas such as Gwarinpa and Apo, and growing suburbs such as Lugbe and Kuje all have genuine plots, and all have risks.

Is land in Nasarawa cheaper than land in Abuja?

Plots in Nasarawa towns near the border, such as Mararaba, Karu and Masaka, generally cost less than comparable plots inside the FCT. The trade-off is a longer commute and busier roads. Further out, in places like Keffi, prices are generally lower still.

What does C of O mean when buying land?

C of O stands for Certificate of Occupancy, the government document that grants a right of occupancy over a plot. It is the strongest and most common proof of title, but only if it is genuine and matches the plot you are buying, so have your lawyer verify it at the land registry.

Can I buy land from outside Nigeria?

Yes, many people do. Use your own lawyer and a licensed surveyor in Abuja, ask for a live video of the plot, and pay only after the title search comes back clean.
